This offer can be withdrawn at any time.

  1. Part exchange will only be available where the home being traded in is no more than 70% of the selling price of the plot being purchased.
  2. The offer remains open for 2 working days from the verbal offer made by Pobl Living and you will need to formally reserve the home within 48 hours.
  3. Our offer is subject to the carpets; curtains; nets/blinds; floor coverings; gas/electric fires; alarm system; fixtures and fittings being included in the exchange property, i.e. left in the property. Full details will be confirmed in a schedule following the valuation carried out by the Property Perspective Group.
  4. We will require you to provide us with a Gas Safety Certificate from a Gas Safe registered plumber. An exchange of contracts will not be able to take place until we are in receipt of these certificates.
  5. If there have been any alterations to your existing property you will need to provide the appropriate copies of the planning permission/building regulations approvals/competent persons certificates (e.g. GasSafe/NICEIC)
  6. You would agree to allow Pobl Living and our partners access to your property at all reasonable times in order to assess, inspect and value your present home.
  7. A Home Buyers’ Report will be acquired on your property and any further specialist reports recommended. Any adverse comments may result in us making a revised offer or declining to purchase the property. If Pobl Living withdraws from the transaction, monies paid are non-refundable.
  8. Exchange of Contracts and legal completion on your new home must proceed by the expiry date (to be confirmed by our solicitors).
  9. We would be permitted to put your existing home on the market immediately and you would agree to give access to purchasers at any reasonable time.
  10. You will allow Pobl Living to erect a for sale sign at the part exchange property.
  11. You will keep the part exchange property in good repair and condition and insure it until completion
  12. If your existing property is damaged you will immediately notify Pobl Living and make good that damage prior to completion.  If the damage cannot be made good the contract may be terminated.
  13. Upon vacation of your existing home, all possessions will be cleared out entirely; all services turned off or heating left on at our specific request, and the property secured in an approved manner.
  14. Upon vacation, the property will be left in a clean and tidy condition, all surfaces and sanitary ware cleaned, all floors vacuumed or washed/polished.
  15. The garden must be maintained in a good condition up to legal completion and before completion all/any refuse or garden rubbish should be removed and the garage (if any) entirely emptied.
  16. A retention of £500.00 will be held, pending inspection of your property following legal completion, to ensure that Items 2,13, 14 & 15 have been complied with. The retention (less any deductions) will be repaid to you.
